Location: Approximately 10 miles east of Sweetwater, Texas or 30 miles west of Abilene on the south access road of I-20 in Nolan County, Texas.
Terrain: The ranch is predominately level with a creek bottom running southwest to northeast through the entire ranch. The ranch is mostly mesquite and other native brush along the creek, there is very little cedar. The ranch has been lightly grazed and has an abundance of grass.
Water: A rural water meter provides the house with water. Also, there is one water trough in place for the cattle. There are a few small dirt tanks scattered throughout the property.
Improvements: There is a 30’ x 50’ metal hunting cabin with nice living quarters inside. Also, there is a small metal building next to the cabin used for storage. The seller is going to leave several deer blinds & feeders.
Recreation: This is a really nice hunting property. There appears to be a good population of deer in the area, the seller has taken several nice bucks off the ranch over the last several years. The quail hunting should be top notch, on a recent visit I saw numerous covey’s & pairs. At one time in the past the ranch was in a quail management program. All of the ranch would be easily hunted with dogs. This is one of the best quail properties I have seen in a while. In addition to the deer & quail there are lots of doves & turkey and some hogs.
Comments: This is a really nice hunting property with excellent access. There is a rural water meter and electricity already in place.
