Location: Divide Ranch location is approximately 13.5 minutes southwest of Robert Lee Texas or 10.5 miles north of Water Valley Texas on highway 2034.
Terrain: Ninety percent of the ranch is described as level to gently sloping. There is around 25-30 acres of moderate to steep canyon country. There are two former fields with mesquite regrowth containing 45 and 20 acres. The remainder of the ranch is a mix of moderate to thick juniper and mesquite. A good turf of native grass can be found throughout the ranch.
Water: The house and improvements is supplied water from an electric pump near the house. There is also a windmill in the house portion of the ranch. The north pasture has a cased well tested at around 100 GPM.
Improvements: There is a remodeled rock home with Coke Co. CAD square footage of 1462 sq.ft with 153 sq.ft of porch and 240 sq.ft. of carport. There is a small apartment and several livestock sheds.
Recreation: This entire area has plentiful whitetail deer. Feral hogs, turkey, quail, and dove.
Minerals: Sellers will convey all executive rights and 50% of lease bonus rights and royalty that they own.
