    Location:

    The ranch is located in northeast Coleman County Texas. Access is west from Texas highway 208 on county road 182 then south on county road 172.

    Terrain:

    Terrain varies from gently sloping to moderate sloping down into creek bottom lands. Currently the entire property is in grassland. There are fenced pastures that be farmed. Scattered to moderate oak tree cover and light mesquite create and eye pleasing landscape.

    Water:

    Household and improvement water is provided by a rural water system. There are several earth ponds and a lake of approximately 12 acres that provide livestock and potential irrigation water. Little pecan bayou flown into the lake and through the ranch.

    Improvements:

    1. The main house is a rock veneer two story structure of around 5,500 sq. ft. probably 35 +/- years old. No expense was spared when it was built, usable as it is or with some TLC it could be very nice. There is a swimming pool and tennis courts, both needing repair. 2. Managers House: This is a usable brick veneer house around 2500 sq. ft. 3. Sheds and main barns: This is a metal framed implement sheds and a large enclosed metal barn, all dirt floors. 4. Horse Barn: This metal clad structure is complete with horse stalls with runs, wash area and 2 small apartments. 5. Covered cattle working facility: This is a large metal barn, no sides with working alley,loading chute and sorting pens. 6. The ranch is cross fenced into several pastures. Perimeter and cross fencing is in fair to good condition.

    Recreation:

    The ranch provides habitat for whitetail deer, turkey, dove and quail. It is unknown if the lake has fish but appears that is has been fished in the past.
