Location: 3.5 miles south of interstate 20 on the west side of Scranton Road (CR136). Scranton Road (Exit 324) is approximately 7 miles west of Cisco, Texas or 35 miles east of Abilene, Texas.
Terrain: The property is all in coastal Bermuda grass making for excellent grazing. There are several large post oak trees scattered to provide shade for the cattle.
Water: Water is provided by 3 nice stock ponds, all of which are in separate pastures. The pens & water lot’s are watered by rural water from Westbound Water Supply. There is a cased water well but it is not currently being used.
Improvements: The biggest improvement to the ranch is the fact that it has all new interior and exterior fences. The fences are constructed of all galvanized 2- 7/8” pipe with stay tuff high tensile wire (1348-4) exterior & (949-6) interior. There is a 2 7/8” galvanized line post every 120’ 7 the T-posts are built on 12’ spacing. All the gates are steel with 4x4 mat and are in every corner of every pasture. There is an old barn next to the pans used to store square bales. The cattle pens are all steel construction and work very well. There is a 20’set of livestock scales built by Abilene Scale Co. in 2007 which are covered. There are 2 pipe water lots next to the pens which have Ritchie WaterMatic 300 troughs mounted on concrete slabs, they will water both lots, a small trap, & the pens.
Minerals: Seller will convey 100% of executive rights and 50% of Seller’s minerals.
Comments: This is a super nice cattle place that has been running 60-70 cows year round & baling hay. The property is cross fences in to 5 pastures and one trap. Two of the pastures/fields are used mostly for baling hay. The hay production in normal years is outstanding (records available). You will look long and hard and still not find a place this nice and productive.
