The Ruffin Ranch is located in western Concho County being approximately 8 miles west of Eden, TX. On U.S. Hwy 87 or approximately 34 miles S.E. of San Angelo, Texas.
Terrain:
Lots of liveoaks cover this gently rolling hill country ranch. Beautiful views from many hilltops within this high fenced ranch. There are some limestone outcroppings and some lower creek bottoms. Several signs of older springs in the pecan bottoms as well. The turf on this country is all native and considered good. The hunting on the ranch is very good with several species of game including White-tail deer, Red Stag, Axis, Black Buck Antelope, quail, hogs and dove. A census game count was taken in the Fall of 2016, and we will be glad to supply those numbers to the potential prospects. For many decades, cattle have been grazed on this ranch country. There are currently 140 head of mother cows being managed on the ranch. A good set of pipes corrals are located in the center of the ranch.
Minerals:
All of the owner’s mineral rights will be conveyed with the sale. Reportedly, there are 5 oil wells and one injection well. Owner’s income in 2015 equaled $7500 whereas in 2016 Jan-Sept equaled around $1000.
