Location Description:
This ranch is located in Southern Fisher County, approximately 5 miles north of Sweetwater, Texas on FM 419.
Terrain:
The south section of the ranch is rolling mesquite country with some cedar. There is an 80 acre wheat field & 110 acres of CRP in this section. The native grass is in very good shape due to the light grazing. The north part of the ranch is a little rougher w/more elevation change. This part has a wide variety of native brush including shin oak. The ranch has an excellent stand of native grasses for the cattle and lots of forbs & browse for the wildlife.
Water:
There is a rural water meter on FM 419 which services the house. In addition to the rural water there are two water wells of which has an electric pump & the other is cased but not in operation. There is a 5x20 concrete reservoir & three concrete water troughs. There are a few nice dirt tanks scattered across the ranch.
Improvements:
House: Approximately 2700 square feet built in 2008. It consists of 6 bedrooms & two bathrooms and a large “GREAT ROOM” with a fireplace. The house is framed out of steel w/steel studs rather than 2x4’s and concrete board rather than plywood. It is basically fire proof and because of that there is a discount on the insurance. The interior is first class, ranging from custom mesquite cabinets to hand painted tile in the kitchen. The front and back of the house have concrete covered porches with an excellent view! In the center of the yard is a rock fire pit with stone work around it. The yard has landscaping & a sprinkler system. Shop/Barn: Nice size shop built in 2008 w/concrete floor, & electric roll up doors. There is plumbing run out to the shop/barn w/ a sink, hot water, and a toilet. The CRP is fenced off w/excellent 6 wire fence and there are lots of new cross fences on the interior and around the wheat field.
Recreation:
This ranch has a good population of deer. The current owner feeds protein year round at three different feeding stations. In addition to the protein feeders, there are 5 corn feeders and some quail feeders. This ranch has some of the best quail habitat in the state. The dove & turkey hunting is very good as well. The deer have managed extensively since 2007. The seller is going to convey with the sale of the property all of the feeders and 4 large tower blinds.
Minerals:
Negotiable, seller owns 25% of the minerals and 100% of the executive rights. There are 5 producing oil wells in the southwest part of the ranch, which were drilled in recent years.
Comments:
This ranch is an excellent combination ranch with top notch improvements & great access. The CRP pays approximately $4500 per year thru 2021.
