    Location Description:

    The Sims Ranch is located approximately 22 miles southwest of the desirable town of Uvalde, Texas. Access to the ranch is off of FM 481 with 2 miles of black top frontage starting just across the Maverick Co. line

    Terrain:

    The terrain is flat to rolling mesquite country. Along the creek, on the low fence pasture, you will find many large oak trees. This part of South Texas is known for growing big deer, not only in horn size, but the body size on these deer will surprise you. This is because of all the great South Texas brush along with the supplemental feeding implemented on this ranch. There are also several brush sculpted fields that enhance the quail habitat along with the deer.

    Water:

    This is where things start to get interesting. The Sims ranch has four irrigation type wells, three of which are on the high fence pasture and one on the low fence pasture. The one well on the low fence side is used to water 20 +/- acres under a center pivot. There is a small domestic type well on the low fence side near the old headquarters. The water quality is said to be good sweet water. Ranches with these types of water resources are hard to come by in this part of the State. With past experiences in other parts of the State, having this quality and quantity of water can be very valuable. Surface Water: On the high fence portion of the ranch there is a 25-acre lake that is situated near the improvements. There are also three smaller tanks and several concrete troughs located in strategic locations. This ranch is very well watered. The low fenced portion of the ranch has the Chaparrosa Creek running through it along with several dirt tanks.

    Improvements:

    Improvements on high fence portion: From the entrance down a half a mile all weather caliche roads are the improvements that consist of a 2400 square foot main house that has an open floor plan with 2 bedrooms and 1 bath along with a covered cooking area and carport. Next to the main house is a 1200 square foot bunk house that has 2 bedrooms, 2 baths, and a kitchen and living area. There is also a 60x80 shop barn with walk-in cooler and overhang for parking hunting vehicles or implements Improvements on low fence portion: There are 20 +/- acres of cultivation under center pivot. There is also an old house that is of no real value. Blinds and Feeders: All blinds and feeders, both corn and protein, will convey.

    Recreation:

    Recreation on high fence portion: Ted Sims bought and high fenced his ranch in 1999 and started completely over with great “Old School” foundation South Texas genetics. He built his own breeding pens and started what now in my opinion is one of the best South Texas hunting ranches in operation. Ted became well known for growing big deer and many ranches have been stocked with Sims genetics. I have had the opportunity to hunt this ranch myself every year since 2006 and have taken deer every year ranging from the mid 170’s to the mid 220’s. In 2009 a hunter took a stand up typical 13 point that grossed 208 B&C and netted 198 B&C. It was the largest typical killed in the State. Those same big typical genetics are still prevalent today. This is a Jam Up, No Frills, South Texas Big Deer Ranch. A couple years ago the focus was switched more towards the hunting than the selling of stocker deer and the decision was made to close down the breeding pens. The pens are still there and could be put back into use. Along with the deer, there is also healthy population of quail, both blues and bobs and some turkey. Low fence portion: There has been very little hunting pressure on this part of the ranch. A few family members have been bow hunting only on this part. A good population of turkeys can be found on this part of the ranch because of the large trees on the creek.

    Minerals:

    Minerals: Offered surface only but minerals are negotiable.

    Comments:

    This ranch has it all. Great deer, great access, great underground water, close to town, adequate improvements that are low maintenance, the best native brush South Texas has to offer and available minerals.
